Limited Power of Attorney

(For the purchase of real property at Trustee Sales)

I, __________________________________________________________________________________________________ hereby grant a

Limited Power of Attorney to County Records Research, a California Corporation as my true and lawful attorney-in-fact, to bid for foreclosure properties on my behalf, at Trustee Sale auctions, and to pay for any of my successful bids at such auctions by endorsing my Cashier's Checks over to the Trustee involved in such a sale to me.

Under NO circumstance is the holder of this Special Power of Attorney empowered to do anything with my Cashier's Checks other than endorse them over in the name of a Trustee as payment in full for the real property I bought at auction from said Trustee.

I hereby ratify and confirm all acts that my Agent shall lawfully do or cause to be done on my behalf by virtue of this special power of attorney and the rights hereby granted.

This Special Power of Attorney shall be effective immediately, upon the execution of this instrument, and shall remain in full force and effect thereafter until it is revoked in writing by me to my Agent. Such a revocation shall not be effective as to a third party until the third party has actual knowledge of the revocation.
